C’est Une Soirée, not a Rave

  • We love a good time - but Hesdin Estate simply isn’t a party palace. Our neighbours (and fellow guests) appreciate their beauty sleep, so we ask guests to keep the volume friendly.

  • No DJs, raves, bands, or live amplified music - inside or out.

  • We have a noise curfew - no loud noise after 9pm please, especially outside! Late night Taylor Swift singalongs? We get it… maybe save it for inside (or your shower).

    We provide a speaker in each house and ask that this is the only speaker that is used during your stay.  If you are looking for a party, we aren’t the right place for you at this time.

  • Noise monitors: We use discreet sensors to make sure the house isn’t getting too loud for neighbours or other guests. If the noise gets too high, you’ll receive a text message asking you to keep the noise down. If the nose continues you will then receive a phone call.

Team Bride, Très Chic

  • We LOVE a celebration! Hens are more than welcome - but think fun, flirty, I want to be with my best friends. Not wild, messy, I can’t remember where I am, or loud, “where’s the furniture gone?” kind of chaos.

  • Give us a heads-up if you’re bringing a hen group so we can make sure the house is ready for your festivities.  We don’t want you stressing for the whole of the weekend, and we don't want to be contacting you regarding noise - so please don’t book us if you know that your group isn’t right.

  • Keep it neighbor-friendly - our neighbors (and the estate!) appreciate some peace between the fun.

    Party smart - dance, laugh, and toast to good times, but let’s leave the destruction at home.

Take it Outside, Mon Ami

  • Smoking and vaping are a no-go inside - our homes prefer to stay fresh and fluffy.

    Step outside! We’ve dotted smoking bins around for your convenience.

  • No sneaky butts in the grass - our animals are strictly non-smoking and very judgemental.  Each house is fitted with smoke detectors - if we find any evidence of smoking inside your group will incur deep cleaning costs.

No Sparks Inside, Merci

  • We love a bit of celebration - wine in hand, laughter all around - but candles and indoor flames are a huge fire risk in Airbnbs, so they’re a no-go. Even a tiny spark can turn a fun night into a disaster, and we’d much rather keep your memories happy, not smoky!

  • BBQs and the outdoor fire pit are perfectly fine - just enjoy responsibly.

  • For cosy indoor vibes, stick to battery-powered candles or fairy lights - they sparkle just as nicely, without the risk.

Treat Them Well, Darling

  • Our Hesdin Crew are absolute stars - so let’s treat them kindly!

    Tidy-ish is perfect. We don’t need sparkling perfection, but please don’t leave the house looking like a festival aftermath. 

  • Please dispose of any balloons, keep glitter out and be mindful of what you are putting up on the walls of our gorgeous listed properties.

    Bins are your friends. Pop your rubbish in the bins provided (the right bins, please!) and don’t leave bags scattered around the estate for the crew to chase down.

  • We’re here to help, but not 24/7. Think emergencies and office hours, not round-the-clock butler service.

    If you require help during your stay, there is a guest hub in each of the houses which has FAQs. If you can’t find the answers you’re looking for, you can message the guest teams, where messages are read during business hours.

Fluffy & Fabulous, Dear

  • We love furry friends, but sofas are not chew toys, and our pools are not doggy splash zones.

    Save the bedtime snuggles for your own bed.

    Keep little paws clean and happy - our pet foot bucket is ready when you are.

  • All pets need to be added on to your booking and paid for - these can either be paid for at the time of booking or added on at a later date.

Safe and Sound, C’est la Vie

  • We ask for a security deposit to protect our homes and make sure every guest has a safe, enjoyable stay. This is not optional, and is widely used within the hospitality industry. Think of it as a little safety net - for both you and us!

    • It covers accidental damage or breakages during your stay, as we have put a lot into our houses and some things are very expensive.

    • Don’t worry, if everything is left in good order, the deposit is returned promptly.

    • The deposit cannot be taken from multiple accounts.

  • We know life happens! We strongly recommend adding travel or booking insurance when you make your reservation.

    • It helps protect you if plans change, things get delayed, or the unexpected pops up.

    • We can’t be responsible for costs if your booking needs to be altered - insurance gives you peace of mind so you can relax and enjoy your stay.

No Sneaky Plus-Uns, S’il Vous Plaît

  • We love a bit of extra sparkle during your stay - just let us know who’s coming along and what you’re planning.

    Think: private chefs whipping up a feast, yoga on the lawn, or furry four-legged plus-ones. We love it all - just let us know!

    Some activities may need a little extra sign-off (aka a guest pass). Don’t worry - we’ll guide you if that’s the case.

  • Due to boring-but-important stuff like insurance policies, it’s really important we only allow the correct number of people in each house - so please don’t sneak in any extras and insist they can sleep on the sofa!

  • If you hire extra services, or entertainers (like private chefs, instructors, or performers) during your stay, please note that Hesdin Estate cannot be held responsible if anything goes wrong or plans change, and you will not be refunded.

Admire, Don’t Acquire

  • Our homes are lovingly styled, not a shop. Please resist the urge to “accidentally” pack that lamp in your suitcase.

    Love it? Ask us - we’ll happily tell you where it’s from.

Timely Arrivals, Graceful Departures

  • Check-in: 4pm (unless we’ve agreed otherwise).

    Check-out: 10am sharp (unless we’ve agreed otherwise)

    We love flexibility as much as anyone, but unless we’ve arranged it beforehand, these times help us keep everything running smoothly for all our guests.

  • We know it’s tempting to show up early, but please don’t hover around at 12pm waiting to get in. Our homes aren’t ready at this time, and we don’t have a café on site to keep you entertained… yet! 

    Don’t worry - we’ll let you know as soon as your home is ready, so you can walk in stress-free and start your stay the right way.

Oui to the Rules, Non to Trouble

  • By booking your stay, all guests are agreeing to our Terms & Conditions. This is to ensure that everyone knows what to expect - so your stay is smooth, safe, and stress-free!

Tiny Explorers, Gentle Boundaries

  • We adore little adventurers, but they do need an eye kept on them!

    We do not have lifeguards in any of our pools.  They are unsupervised and so dangerous - so please keep an eye on your little ones. Don’t let them swim alone, and don’t leave them roaming the garden, and please have someone in your group designated to watch the children in the pools. Remember to put covers on pools, not only does this provide an extra cautionary protection for your kids, but it also keeps them toasty warm!

  • Remember to lock your doors at night as you would at home, and ensure all stairgates are on if you are bringing any little ones. 

    Some of our gardens aren’t fully fenced, and there are cars moving around the estate, so please keep an eye out.

    Our Hesdin Crew are full of handy tips prior to your stay to keep your little ones safe and smiling around our pools and properties – just ask!

Eco is the New Élégant

  • We love keeping things comfy and kind to the planet.

    Pop the pool cover on when you’re not using it.

    And please, heating at 30°C with the windows open? Let’s skip that one.

  • We LOVE welcoming guests back! Make good memories, treat the house and crew well, and you’ll always have a spot waiting.

    We do reserve the right to say no to anyone who’s been rude, reckless, or caused damage - because happy homes need happy guests!
